We have all been approached by the last minute Loan Officer,
Mortgage Broker or even the occasional Escrow Officer who wants to get the deal
done in a hurry. You get through all the preliminaries, Name, Address and Phone
and you've agreed to a price and know the deadline. Then comes "Oh, by the
way..." or "There's just one more detail..." and it always has
the smell of something foul. They ask you to back-date, or fudge your invoice
or some other act that would force you to color 'outside the lines'. Our
response to some of these requests has varied over the years, but we now have
it down to something fairly simple:

A few months
ago I got a call from title company to do a signing and the location
was one of their satellite offices 40 miles away. No problem, called
the borrower and did my little speech about time, location and ID
requirements. I print the docs and I'm off and running, walk into the
office to find an older gentleman with his wife and a toddler waiting
for me. Mr. X was extremely charming and chatted a considerable amount
with the Escrow
Officers leaving me to "assume"...
